"The percentage of men and women searching for luxury real estate is almost balanced. This is remarkable, since the search for real estate is usually female-dominated," explains real estate expert Bernd Gabel-Hlawa, founder of FindMyHome Premium Living.
In addition, buyers of luxury real estate are much older. Their average age is around 43 years. The group of 45- to 54-year-olds dominates, followed by 55- to 64-year-olds. By comparison, search queries in the mid-price segment place the 25- to 34-year-olds at the top.
Very important is the international background of users. The reputation of Vienna as the most livable city in the world and picturesque holiday regions throughout the country attract interest in the whole world. Potential buyers from Germany and Switzerland, but also from Bulgaria, Russia, Ukraine, Iran or Turkey fall in love with great luxury real estate made in Austria.
Local buyers make up about 30 percent of luxury purchases in Vienna. They come mainly from the provinces of Tyrol, Salzburg and Upper Austria and are usually looking for real estate as a retirement home, as an investment and third home.
Small to medium sized apartments are popular within this group, but they have to be situated in prime locations around art and culture hot spots such as on the Vienna Inner City Ring or in particularly charming squares in the first district.

"In Vienna, it is lovers of our culture and cuisine who combine business with pleasure," explains Gabel-Hlawa. "Buyers from Germany and Switzerland are equally strong here. Buyers from Eastern Europe are mostly wealthy entrepreneurs above the age of fifty. They are interested in real estate as an investment, but also for visiting Vienna. The more typical Viennese, the better. Especially sought after are representative, charming old-style apartments in imperial style. Size plays an important role: Sometimes 500 square meters and more are desired in a single Beletage."
"In the past, exclusive real estate often found its customers via personal recommendations - but the offer in Austria was also manageable. If you wanted luxury, you would target the few brokers who were active in the high-end segment," says Gabel-Hlawa from FindMyHome Premium Living.
