If you want to buy real estate in the premium segment in Austria today, you have a wide range of offers to choose from. Inner city penthouses, a villa in the vineyard, magnificent country houses with lake access – everything that is desired is possible.
This attracts national and international potential buyers - but who is it, who takes the next step to purchase and settle in Austria's best locations? We analyzed those users searching and those actually buying our high-priced real estate offers on FindMyHome - Premium Living.
"The percentage of men and women searching for luxury real estate is almost balanced. This is remarkable, since the search for real estate is usually female-dominated," explains real estate expert Bernd Gabel-Hlawa, founder of FindMyHome Premium Living.
In addition, buyers of luxury real estate are much older. Their average age is around 43 years. The group of 45- to 54-year-olds dominates, followed by 55- to 64-year-olds. By comparison, search queries in the mid-price segment place the 25- to 34-year-olds at the top.
Very important is the international background of users. The reputation of Vienna as the most livable city in the world and picturesque holiday regions throughout the country attract interest in the whole world. Potential buyers from Germany and Switzerland, but also from Bulgaria, Russia, Ukraine, Iran or Turkey fall in love with great luxury real estate made in Austria.
Local buyers make up about 30 percent of luxury purchases in Vienna. They come mainly from the provinces of Tyrol, Salzburg and Upper Austria and are usually looking for real estate as a retirement home, as an investment and third home.
Small to medium sized apartments are popular within this group, but they have to be situated in prime locations around art and culture hot spots such as on the Vienna Inner City Ring or in particularly charming squares in the first district.
Certain locations in Vienna in the second, fourth and seventh district have also gained in popularity in the premium segment. It is important that there is something special about the home. Incidentally, most purchases come from artists, singers and actors. Only then the entrepreneurs follow.
Most international buyers of Austrian luxury real estate come from Germany. Especially people from southern Germany, who like to go south on holidays, but also people from Hamburg are interested in holiday properties in a class of their own. They are primarily searching in tourism regions in Salzburg, Tyrol or Carinthia.
"In Vienna, it is lovers of our culture and cuisine who combine business with pleasure," explains Gabel-Hlawa. "Buyers from Germany and Switzerland are equally strong here. Buyers from Eastern Europe are mostly wealthy entrepreneurs above the age of fifty. They are interested in real estate as an investment, but also for visiting Vienna. The more typical Viennese, the better. Especially sought after are representative, charming old-style apartments in imperial style. Size plays an important role: Sometimes 500 square meters and more are desired in a single Beletage."
"In the past, exclusive real estate often found its customers via personal recommendations - but the offer in Austria was also manageable. If you wanted luxury, you would target the few brokers who were active in the high-end segment," says Gabel-Hlawa from FindMyHome Premium Living.
Today, the luxury real estate market offers a wider range of possibilities. Interested buyers use the channels that they also use in their everyday private life. Online presentation with a focus on the visual assets is a must for high quality real estate. Social media are becoming increasingly important. No matter which exact channel – social media focus on images and create emotions and thus turn luxurious houses and impressive penthouses into real objects of desire. This emotional factor is tremendously important for the decision to purchase – especially in the field of luxury real estate.
Thus, it is no longer easy for real estate agents and property developers to market their offers in all media and on all channels where potential buyers can be found, nationally and internationally. Conveniently, these marketing efforts are taken over by the platform Premium Living with all its associated marketing measures.
FindMyHome Premium Living is Austria's premier address for luxury real estate. Founded in the summer of 2018 by the experienced real estate experts and FindMyHome.at managing directors Bernd Gabel-Hlawa and Benedikt Gabriel, the real estate platform is specifically dedicated to the demand for renting and buying real estate in the top segment - no matter whether downtown penthouse, villa in the vineyard or magnificent country house with lake access. The customers of the luxury platform, which come from the most diverse countries, above all Germany, Switzerland, Russia and Eastern Europe, are just as sophisticated as the real estate.
