With idyllic landscapes, a diverse cultural offer and numerous pleasures, the province of Salzburg is one of the most sought-after spots on earth for buyers from Germany and abroad. In cooperation with Nicola Layenberger, Immobilienmaklerin at Fleckenstein real estate, FindMyHome.at Premium Living has taken the current trends around the purchase of luxury real estate in Salzburg under the magnifying glass.
Living where others spend their holidays: this is possible at a very high level in the province of Salzburg. Bernd Gabel-Hlawa, Co-founder of FindMyHome.at Premium Living, the real estate portal for exclusive real estates from high-class apartments to stately estates, says: "Salzburg is playing an increasingly important role in high-end real estate and attracts prospects from around the world. "
The buyers: Increasingly younger and from all over the world
The clientele of buyers in Salzburg's premium real estate market is as diverse as the state itself. "Among them are successful, local entrepreneurs - whether young, dynamic or sedentary hedonists - as well as culture- and sport-interested international buyers, for example from Russia, Ukraine and Asia", explains real estate broker Nicola Layenberger from Fleckenstein Immobilien. While buyers of exclusive properties are still older and well-heeled, a slight change of generations is also noticeable, as Bernd Gabel-Hlawa adds: "Today, heirs are investing their capital in real estate at an early age."
The prices: hardly any limits
Especially sought after is the old town of Salzburg with its unmistakable flair. Buyers are particularly looking for modern properties with roof terrace or penthouses - "like with a lift that goes from the garage directly into the apartment," explains Gabel-Hlawa. Otherwise, investors are attracted to the outskirts of Salzburg city, such as the Nonntal and Leopoldskron. But also Aigen in Ennstal and the lakeside properties in the Salzkammergut are among the most popular plasters. Buyers like to settle there in villas with lots of land or in traditional country houses. As is usual in the high-end segment, the price situation can be very different. Real estate broker Nicola Layenberger comments: "For existing real estate in Salzburg, one can expect a minimum price of 7,500 euros per square meter." Bernd Gabel-Hlawa adds: "Luxury is subjectively subjectively. For some, the condominium for 500,000 euros is true luxury, for others it only begins to become luxurious at the old town villa from 4 million euros upwards. "
Solution for second home settlement desired
It is to be expected that the Salzburg real estate market will continue to develop well - because the attractiveness of the federal state speaks for itself. FindMyHome.at Premium Living Managing Director Bernd Gabel-Hlawa states: "Buying property will continue to be the best form of investment over the next ten years. Since there is hardly any reason left, the prices will continue to move upwards. "A thorn in the side is Layenberger the second home rule. The Salzburg state government is cracking down on unauthorized second homes. Potential buyers from abroad must meet strict conditions in order to acquire a holiday home in the province of Salzburg. "There will hopefully be a quick and reasonable solution for the second home rule," explains the luxury real estate expert.
